Maybe try to encourage the sub tenants to move out. Even paying them to leave. Then make it very difficult for your leasee to rerent. If they can’t get it rented, they’re out $300/mo and will be more incentivized to work with you.

Congrats @James G.! You're going to be super successful! Won't be long before you blow me out of the water...not that it will take much to do that.
I remember suggesting we have a beer together...then having to ask if you were old enough to drink. You came with a yellow pad filled with questions. I was blown away by your ability to ask great questions. That strength alone will take you really far. I'm inspired by you and what you've been able to do already.

I agree with @Gino Barbaro, I lived in NYC and moved back to Iowa before buying property. That's not the reason I moved, but while I was in NY, I wasn't able to invest with the savings I had.
Des Moines is a great market, especially for cashflow. And since you're looking to do it fulltime, the cashflow is going to be very important. CoC isn't nearly as high in the 'big' markets.

Hey @James G.! It's always nice seeing you on the forums.
My ONE thing is Finding my Personal Investment Philosophy. You can bang around from one thing to another, or even get stuck in a rut, scared to do anything new. And even be successful at it. But if it's not what truly suits you, if you're not doing your life work, you're wasting your time. That being said, I do a lot of work that I don't like and I'm not very good at...you have to start somewhere. But consistently moving to the confluence of what you're uniquely great at, what you love to do, and what you can make a bunch of money doing...
That was a bit in the clouds, wasn't it? But I totally believe it.

Hey @Shawn Faris,
By her leaving the keys, she's giving you what I believe is called "constructive possession". You don't need to evict, the property is in your possession. Anything she left was done on purpose and is now yours, for better or worse. Sounds like you went over and above what was needed to confirm she was out - good for you.
I believe you can go after her for the rent on the property, but if I'm not mistaken, you have a good chance of recovering 2 months worth, and not a great chance of getting any more than that. So it's up to you if you want to go through the hassle of the court system, then probably going through the process of garnishing wages.
If she doesn't have a over-minimum wage job, you're SOL anyway.
