@Jessica Freesia Morning!  I'd look for whatever keeps it monthly fee-free.   We have used PNC, Wells Fargo and BB&T for different businesses.   I personally do not like to be tied into very high required balances.  Best of luck!

I just had to get in on this one.  We have two vehicles, Honda Pilot and Buick Enclave.  The Honda is paid for, but we still have a note on the Enclave purchased used about 18 months ago after a total loss.  While the interest rate is decent (under 3%), I hate having car payments.  The first time I had a no car note, I thought I'd hit the lottery.  

I have leased, purchased, and paid cash.  Cars are made up of many parts that can break down no matter how old.  I once had a brand new car that kept draining batteries.  Before the car was 5 months old, it had gone through 4 batteries.  Sometimes they are good and sometimes they aren't.  Bottom line, however, is that if your goal is to become truly wealthy (not just in terms of finances), you must avoid debt.  If your goal is to be seen in a new car every few years, then leasing is definitely the way to go.  Some would call that keeping up with the Jones' (who don't know you and don't care about what you drive).  As far as convincing your dad to come to your point of view...

I like Midtown/Atlantic Station.  Lots of conveniences and if you are east of the Connector it's quite walkable. Good luck!

I began to look for my first deal after purchasing my 3rd residence. The first challenge I faced was financial. Once that was handled, I was afraid my offers would offend sellers. Once I realized that most of my deals were coming from other investors, it was less emotional and I was able to make offers that fit the financials of the deal. Best of luck!

@Steve Bracero I’ve been using referrals, social media and Direct Mail thus far. I’ve been an agent for 6 weeks and my active clients have come from referrals and social media. I just started the DM last week, so nothing there yet.

I just used EDDM to send postcards to renters from a service called Prospect Plus. It was very reasonable and they have plenty of templates or you can create your own. You can also buy targeted lists from them at a really reasonable rate. You don’t do anything but place the order. They also send you the tracking from the USPS. Check them out.
