If the tenants have been in place for more 12 months they should have been provided a minimum of 60 days notice legally. In regards to the sheriff lock out I'd be very surprised that they actually proceed with this if a formal eviction has not occured. You will likely want to get an eviction attorney - make sure the seller provides you the original signed lease and proof of service of a 60 day notice. Feel free to reach out if you need advice on a few possible eviction attorneys to help with this matter.

@Kevin Kim I know it does seem like I'm biased as a property manager, but I would always recommend starting with a property manager and learning from them - especially in these chaotic times of navigating landlord laws through the pandemic. If you do proceed forward by yourself you can get decent templates from California Association of Realtor's site: www.car.org

Hi Tracy, if you are self managing now you might just want to speak with the tenants and get their information on file if it would bring you some comfort, or perhaps see if the will fill out a release of information form that will give permission for the management company to provide it to you. In regards to all of the other questions - there isn't a legal requirement or anything to fall back on - the property managers are simply following the law by not releasing the information at this time.

 We can only hope this is true - there have been other cutoff dates that tenants have missed and we've had our cases dismissed in favor of backtracking and allowing the tenants the relief despite our efforts to get them to apply within the deadlines.

Hi Tracy, we have the same policy - we cannot legally release that type of information either - this is standard procedure when utilizing a property managers help. The information the manager should provide you is a lease with all of the approved tenants names and contact information needed should you need to take any action against them in the future. To open an eviction you need only the lease, and proper documentation associated with your reasons for evicting them.

Instead of going out of pocket for central AC installation you could look at more cost effective alternatives like ceiling fans in the bedrooms, portable evaporative coolers, etc. I would also typically recommend to our clients that we sacrifice on our price point before sacrificing on quality of tenants. You can consider move in specials as well, such as a certain dollar amount off the first months rent if they move in by a certain date. Those are a few ideas, feel free to reach out if you'd like to brainstorm further!

At our company we use Rently - which is a lockbox service that does a prescreening prior to our applicants having access to the properties. They take a selfie, upload a photo idea, put a credit card on file etc. Then they must wait for us to approve their showing which we call them and ask some qualifying questions prior to approving. We have had little to no issues with scammers since utilizing this several years ago.

These types of companies just depend on the experience you want. These large tech backed companies that so largely leverage technology usually don't have much of a personal touch. You often speak to a different representative every time or experience heavy turnover of employees and constantly have your point of contact changing. It may even be hard to reach a live person when needed. More local management companies will have comparable or higher price points but you get the expertise of a local contact, who you meet face to face and know are right nearby your home should something happen. So you have to weigh the options of simplistic price points versus the balance of technology and personal touch.

@Taylor Steenburgen There are several great Facebook groups as well that share off market deals in the area. It get's you a bit of a head start to express interest prior to them posting an active listing.
