Hi Intan, I'd be curious to see the listing itself as quality of images and how it compares to other listings available is quite important. Generally our process as property managers is to start right on track with market rate and assess activity on a weekly basis and recommend changes that may help activity such as price reduction, changes to allow pets, include utilities into the rent, move in specials etc. I'd say 30 days is a reasonable average to get from vacant to new tenant move in but this can of course vary based off property condition/desirability, competition and amenities provided.

From our experience as property managers several of our owners have actually received their back rent payments, it took a month or two after all of the paperwork was submitted. I'd recommend doing your portion of the application and log emails/records of you continually reaching out to the tenants to try and get them to do their portion. That way when you do get to court for the money owed it is clear you tried to utilize the resources and the tenants did not comply. You do not want to pursue the funds in court without having tried to do through the rent relief, it is a requirement.

Hi @Lauren Alpert - I'd say your actions should be based off of a few things. There is a difference between an infestation and there being a few stragglers of an initial treatment of the roaches. If it is an infestation and the home wasn't habitable I would cut your losses and get them their deposit back to avoid any kind of action against you. If you have proof of the condition of the property prior to move in, and there clearly wasn't an infestation problem you stand a better chance. You also want to abide by what your lease says if there is a break of the lease agreement.

Hi @Armando Gomez , unless you have attempted the government assistance and they denied the tenant for the program you will have to attempt this first. Even then it will be extremely difficult to do anything about back rents that accumulated during the tenant protections. Eviction courts are processing evictions that are for non payment related issues so if you have solid evidence that there are pets in the home ( photos most likely, or something in writing from the tenant acknowledging the pets ) you may be able to make progress in that way if the lease specifically states that no pets are allowed.
