I really appreciated this discussion because I am in the process of handing over a property to PM for the first time.  Reason: it's more than a 15 minute drive from my house.  But I have a hunch I'm going to love it and will hand my nearby properties over to them in a year or so.  Thanks, especially, for listing all that a PM does.  It informed how I interviewed the companies that I was considering.

Last year, I was feeling the same way.  Looking at lots of properties, making offers, some even getting accepted, but NO DEALS to show for it.  When I was lamenting this to an experienced investor (speak up if you know who I'm talking about!), he said, "It's not that you are having trouble finding a deal, it's that you are very good at saying NO to bad deals."  That really helped to hear that and it gave me confidence in my ability to analyze and wait for a good deal.  Since then, I have done 3 deals, and said NO to so many others.

It will come.  Keep plugging away!

I am an investor in the SE Michigan area and looking to expand into Dearborn and/or Dearborn Heights.  Duplexes, specifically.  So, I am researching the area and wanted to get the insight of the local BP community as well.  Who here invests in Dearborn and/or Dearborn Heights?  What can you tell me about the stability of the neighborhoods, quality of the tenants, city inspections, overall experience of owning properties here?

I saw these restrictions as well with my first flip. Quick turnaround and nice (forced) appreciation. The way I see it, those are good problems to have.

I currently own and manage 3 single family homes in Detroit's western suburbs and I'm looking to expand.  I am a cash buyer looking to purchase a duplex or triplex in Dearborn, Michigan.  If it needs some cosmetic rehab, that's fine, just no foundation issues, please.  I have roofer, plumber, other contractors, lender that are ready for a project like this.  Ideally, the property would be near a bus line, on a cute street, and under $80K (purchase and rehab).  I believe this is possible!  Wholesalers, Agents, let me know what you have!

I love the library!  They will even buy books that you suggest (within reason).  I suggest about 1 per year, and they usually agree.
