everywhere in Louisville is good. Some people are scared of the West End due to higher crime rate, but if you screen your tenants rights, that area can be a cash flow machine.

Benthall Brothers is my go-to in Louisville. Prices are good. lead time is not, but that seems to be every company these days.

@Dustin Letourneau Hey Dustin, keeping grinding man. Its tough to find that first property, but once you do you'll keep finding more deals. The MLS inventory is the lowest its ever been in Louisville so make sure you are getting on every list of every wholesaler around town to see when deals are sent out. If you are not on @Rob Bergeron 's Louisville network yet, thats a good place to start.

@Matthew Richardson Hey man, Louisville has some strict rules about getting a permit for Short term rentals. You can get around those rules if you rent for longer than 30 days at a time (executive housing, traveling nurses, etc.)
Southern Indiana doesn't have strict rules as of now so if you can find a place close to the river, you can attract the Louisville visitors as well. I don't have any Airbnb arbitrage units currently but I am looking do get some as well.
Check out the "Airbnb Automated" youtube channel. That guy has alot of good info on arbitrage.
