If you are not living in the property and it is filled with tenants, you need a "Rental Dwelling Policy". This type of policy will be what a lender is looking for. This type of policy is for rentals because it only covers the actual structure, your liability, and very minimum personal property. these are typically less expensive than a standard owner occupied homeowners policy.
I would always recommend making your tenants get their own renter's insurance as well.

@Ross Kalmbach insurance would be a great topic I don’t think they’ve ever talked about. As an insurance agent myself, I find a lot of my investor clients are underinsured purely because no one has taken the time to explain what’s necessary and how insurance works

@Matthew Sloan hey Matthew, as a State Farm agent here in Kentucky, the majority of claims I see my investor customers face is liability claims. You are just as likely to have your rental burn down from a tenant as you are to be sued by them. Your LLC protects your personal assets from being liquidated in a lawsuit, but your Liability insurance actually pays that claim/lawsuit for you. I would recommend finding a local agent who can properly explain all the coverage options. Don't put your business in the hands of a 1-800 number.

Hey BP'ers
I am going to be turning my current home in Hyde Park, Cincinnati into my first rental property in the spring.
My wife and I are looking to move back into Northern Kentucky. That being said, I would love to move into a completed flipped home. looking for homes preferably inside the 275 loop but at least north of Independence. I'd love to help out an investor with my move while getting a more updated home for myself.
