One of the key points you made in your original post was the hard-earned business acumen and experience that you have. In my experience (admittedly much less than many other on these forums), that experience will be an asset to you in the RE world.

You have game experience but now you're running a new offense and learning a new playbook.

As you continue to research and learn more about this world you'll find parallels that will enable your fundamentals to kick in and it'll be off to the races.

Just a matter of finding a strategy that resonates with you.

Hey @David Vander Pol ,

I agree with what @Michael Weir has said based on what I've seen and on the experiences of partners I have in the county areas.  

I have a duplex in New Market and went to visit this past April.  I was impressed.  Funny thing, as @Michael Weir said, HSV natives will consider it a different area but from my out of town perspective, it was very convenient to get to.  From what I hear, New Market used to be considered the countryside where people go to get away from the "city" on weekends and such.  Increasingly, as the city expands outward, New Market is being viewed more like a suburb where one can enjoy nice country living with a still-quick commute to the city.  Winchester Plaza has a brand new Starbucks, Walmart, Publix, Mcdonald's, CVS, etc. to serve the growing community.  In addition, builders including the D.R. Hortons of the world have projects in the area.  

Take this all with the lens of someone from out of town.  I'm sure our guys on the ground can chime in and elaborate further.
