Welcome to BP! There are a bunch of investors with Japan ties on here. I lived in Fukuoka for 7 years before moving back to Hawaii. I wish I had the mindset to get into real estate while I was up there but alas, all we can do is move forward. Good on you for taking the first step and getting educated! I agree with @David Gotsill that you've made a great connection in @Daniel Mills . He's the bee's knees.

Hi Connie. I agree with @syed that you can inquire about the third one. It may be possible to have the onus rest with the bank to request an updated PFS at some regular interval or as needed by the bank rather than having it be your responsibility to report each change to them.
As has been stated above, in some way, shape, or form, the lender will want to have a regular update on your personal financial situation and this is normal. The cadence of the reporting, however, can change from loan to loan and lender to lender.
Of course, your time constraints also need to be considered but it wouldn't hurt to ask.

One thing you might consider is taking up @Jay Hinrichs on his offer for a consultation in return for a donation to his non profit. (I get no compensation from him or his company) I haven't taken him up on it yet myself but I like the idea behind it. He is well respected on these forums and has a large network of connections. He might have the right SME/mentor for you after you've had a chance to dive deeper into strategies with him after scratching the surface above.
I think your next step is that SME/mentor.
