Great answers in this thread.  REIs come in all walks of life and finding what works for each individual, whether by preference or out of necessity, is the key.  The first step is to vet the most important partner in the partnership:  Yourself.  

Will you be a good partner?  

What are the strengths that you bring to the partnership?  

Where do you need gaps filled?  Money? Time? A certain skill? A sounding board?

The better you understand yourself the easier it will be to find the right tetris piece that fits with you and where you're going.  

Some have mentioned the mythical 'perfect partner'.  This could either be as random as someone you meet at a conference or online; or it could be your bathroom mirror.  Regardless, it'll be helpful to know yourself first in order to recognize what you need when you see it.

@Dave DeMarinis :  The 12 plex is in Harvest and is doing well, we achieved our EOY2 average target rent in month 6 and are getting EOY3 target rents in current rollovers (currently month 7 of ownership).  I agree with @Douglas Vogel that underwriting should remain conservative and disciplined - beating your own projections should be the gravy.  

I wouldn't say what I'm doing is a niche necessarily.  Just out to find good deals in any way I can.  We're currently under contract on another MFH deal closing in March and I'm on the lookout for the next one.  I'll have more capacity to hunt once we get past this current closing.  

@Douglas Vogel how' s the MFH in Bham?  I hear good things.
