It’s always good to have a rental selection criteria up front posted that outlines your procedures and processes. Did you tell these applicant that you wanted immediate move in? Once you approve someone, you need to move forward, if you have not done that, you should be ok.
Talk to the applicant and see if you can compromise and have them move in one week instead of two

If this is your first eviction, please hire a professional landlord tenant attorney. There is a lot of paperwork and process that you must get right, if not, you have to start over. Maybe once you know what to do, you could then go it alone.

Taking lots of photos and maybe providing before and after photos, several bids for work. Have the PM meet insurance adjuster. If you feel like the adjuster/insurance is not giving you the right amount of money for all your repairs/replacements, you can hire a company to come in and fight on your behalf.

@Ashley Langeliers Unfortunately, this is one of the first things we check now. There are so many people who put out these properties, numbers look great, it’s built out, collecting rent etc.. but they never permitted. This is an expensive rule to learn, buyer beware and check and verify everything! So sorry this happened, get yourself and experienced agent

Not sure if I’m missing a piece of the puzzle or your lease has some sort of maintenance piece that you are responsible for, this just sounds absolutely crazy!
Why would you be responsible for paying anything for a pipe burst? That has nothing to do with tenant negligence?

Don't beat yourself up, take this as a learning experience and move on from there! Due diligence on the front end is imperative, but sometimes things happen that are out of your control.
I am not familiar with the MN eviction process, hopefully someone can chime in. Do you have a real estate attorney helping? If not, please seek them out, you dont want to miss one step

Do you have access to credit card, maybe friend/contractor that wants some skin in the game to fix for free for a piece of ownership? Think outside the box for a fix. Any other family members that can talk to the family member that damaged the property and make them pay, can you file charges?
