Playing devils advocate here; did your friend have the funds/cash flow for the manager to take care of the property? I don’t see why someone would deliberately not do all the maintenance and work orders, pest control, pay for garbage pick up etc… Who knows, maybe this is just a really badddd manager that just wants to collect fees and not do anything, but if the tenants don’t pay, they don’t get paid either. Just seems really strange

Actually it’s almost the opposite! I own a long and short term management companies. Our management fees have never ever changed in 30 years😳, but our expenses have quadrupled over that time. The only way you make money for pennie’s on the dollar for everything you do, is by quantity of accounts. The insurance; general liability, E & O, employment practices, cyber, criminal, non hired auto policy and the list goes on and on………

Sam, Roommates are not a protected class.You found a more qualified applicant to the rent the house is your answer, plain and simple. 

I could say that I want applicants that all have red BMW’s, that does not fit into any protected class.

Here in Florida, we can not turn off service whatsoever on an occupied property, and I’m sure california is the same. I think the only leverage you have is when it comes time for the renewal. At that time, you can offer a renewal if and only if the back owed utilities are paid and he turns it on his name.

Hi Greg,

I have used Appfolio since 2009 and have about 1000 units on there plus Appfolio Plus. The only downside is that it does have a little bit of a learning curve and they have a certain number of units you must have. (not sure what that number is now)-maybe 100? It is an awesome system and does everything for single and multi family management, makes our difficult job so much easier. Happy to chat with you

Please reach out to a professional property manager in the area, using a retail realtor is not the answer

 Im guessing, but maybe Type means 2/1, 1/1 etc... Give the adjuster a call, they should be helpful and explain what they are looking for

I’m right there with you and feel your pain and struggle. It’s so hard to find people who want to work anymore!

I do own three companies, so let me see if I can help. First thing may take a minute to complete, but make a list of all the things your assistant does. Divide the list up into things that are $15 an hour items and things that are $100 an hour activities. This will help you see what can be given to a virtual assistant and what can't. There are so many companies out there that specialize in help for property management. This way you don't worry about people quitting on you, paying taxes, overtime, pto etc… because that is now on the owner of the VA company. If yoh need help with leasing, maybe you could enlist the help of an outside third party PM or list on MLS to lease out.
