@Calvin Church Have you considered private note-lending with an experienced team? There are still many opportunities to generate 12% annualized returns in 1st lien positions. I am in several note-lending opportunities currently. Regarding the fact that you are in Canada, represents no reason to not achieve this. @Aubrey Martin Have you considered private note-lending with an experienced team? There are still many opportunities to generate 12% annualized returns in 1st lien positions. I am in several note-lending opportunities currently. These are passive investments which can also diversify your RE portfolio. If you have any questions, feel free to message me. @Kyle Plants , Congratulations are in order by diving into the Real Estate investments dimension. Definitely Ohio is a great place, my investors and I have done these types of deals over the past several years in Ohio and had a lot of success. Great question @Eric Levy, every deal is different and unique but I can give you an example of a typical syndication deal.

  • 8% preferred return (meaning the investors get 100% of the first 8% the project produces before "we" the syndicator make anything).
  • Targeted 10-12% annualized cash-on-cash returns (meaning we believe the project will produce 10-12% annualized cash flow for investors after we add value to the property)
  • Targeted 20% IRR (meaning the internal rate of return) This is the annualized total return we strive to deliver to investors. This is realized toward the end of the deal when we sell or refinance the property. The IRR is a combination of cash flow + equity gains, therefore, the equity gains are not realized until we sell or refi.

Great question @Eric Levy ,have you considered multi-family syndication deals? These types of structures are a great way to branch into the multi-family space especially when investing out of state. Also, you do not have to worry about managing the properties and dealing with due diligence and tenant issues ect. I solely invest in multi-family syndications for cash flow, equity potential and REAL passive income since each deal is 100% passive. Just a thought.

@Courtney M. It is definitely difficult to manage properties that are far out from where you live. Regarding some of your statements and comments, are you looking precisely to be a landlord or are just looking to start in real estate investments? If it's the first one, I think the important thing is to study the market, be certain of your goals and what is your expectation out of this first property. 

There are other options as well like:  Have you considered private note-lending with an experienced team? There are still many opportunities to generate 12% annualized returns in 1st lien positions. I am in several note-lending opportunities currently. Also, becoming completely passive with real estate investing is an option. Real estate syndications are a great way to earn solid returns while not having to actively do anything. Let me know if this helps and if you'd like to discuss further.
