@James Masotti - Your post is insightful and another way to approach. Everyone has given me good info to consider, thanks. The ARV would be what I’d like to be used because I know the condition it’s in now, the value wouldn’t cover the cost of the rehab.

Hello BP, I’ve spend some hours reading different forums but I don’t think I’ve gotten a direct answer to my questions, so I’m posting it here. If I have a 2-4 MF and I own it free and clear but it needs some extensive rehab, possibly gutting it, what is the best finance options? Will my optIons vary based on if it needs guttIng or not? Will I be requrIred to put money down? If so, how much? I also own a few SF too that are free and clear. These are held in my personal name.

@N/A N/A - I know this an old post but I stumbled on it and would love to ask a question. I want to take on a large project of rehabbing several distressed properties all within the same block. 1 - What should I look for in a General Contractor? 2 - If repairs are needed externally and internally which is usually the first to be repaired? 3 - If this project has multiple units to it, should I look for a deal with the GC to get it all done? 4 - If I know plumbers, HVAC guys could I use them for certain work and the contractor for all the other work?

@Denver Mack - It’s never a waste of time to pursue your dreams. I too was discouraged from it. It took me a long time to get enough courage up to just DO IT. I finally did and I’m two properties in and now sitting here mapping out plans to literally purchase a block, one house at a time. You can do it and this is a great forum to help you. Good luck!!

@Michael Doherty - I personally like to be quiet about any projects I’m currently working on. After I’ve completed that project, I’m happy to discuss the details of that or any previous projects I’ve had. I only discuss it in detail with those who seem to be interested or ask what I do. Initially, still I keep it simply until they’ve shown me they have a serious interest in learning the business or networking. I’ve found this helpful to reduce the amount of just “curious about my business” people. I’m a firm believer of not sharing any current projects I am working on with anyone that isn’t essential to helping me realize it.
