I think this is a good question.  Perhaps from a management POV it may be better to own fewer units.  However, I think you have to start where you can and work your way to your ideal portfolio.

I have been trying to figure out the same Wilson. Melvin offered advised I did not find in my research about the HELOC. I wondered about the payments and it is good to know that the payments can increase based on rates.

@Melvin List - How often do the rates go up based on your exp?

Jon - Thank you.  I will do that.  I have exhausted some of those options and others are not an option all together.  I will look into the online peer to peer lending sites.

Hello

I have purchased (no mortgage) a single family home.  I used cash for the purchase and the rehab due to my credit.  I have exhausted my funds and need an additional $4,000.00 or less to complete the project and pass inspection.  This is a buy and hold property.  Does anyone have any suggestions on where I can borrow the money from to complete the project?

Morning,

May I ask where do you pull the percentages from? I'm trying to complete one for the STL Market and having a hard time locating information for utilities, property taxes, etc. This is for my 1st investment.

This is a good topic and allows me to reconsider things as I head into purchasing my first investment properity this fall. I've been looking at multi-family units at the price point of 60k - 99k. I should consider lower price points and rehab cost as well going forward.

I made it to my first meeting in December. I haven't returned yet but I plan to. Being able to network with like minded people is amazing. You also get to learn from people with experience. I plan to continue going to the meetings. I'm thinking of attending more than one since we have several groups of investors.

This does sound interesting (shared housing). I'm surprised to learn it works well in Atlanta. @Andy Luick what is driving the switch in the market. Are prices for rent increasing?
