Hello All,

I'm here in St. Louis as well. I've attended a STREET REIA meeting now Lifeonaire which takes place every 2 Weds of the month in Clayton. I'd love to know about other groups to visit and possibly join. I'll check the SSIC out.

I just finished reading The Winning Investment Habits of Warren Buffett & George Soros. It was an interesting book that echoed some of the same ideas and strategies that I've read in different books.

@Bryan H. - I read the same thing in another book that was on BPs list of must read books. This book was about investing in quads and the author encouraged the same for the same reasons. It's very interesting to consider and I wonder if certain areas have more buyer-brokers than others. I am looking into it though. Please share your findings. I'll do as well.

@John Moore - Thanks, I have to admit I was concerned about the amount of vacant buildings. If I spoke with the people who live in the area, is honesty the best approach or maybe act as a renter myself?

@Mary B. - I answered my own question, I just looked at the assessors office and the seller only owns that property in that area. There are plenty different owners some individuals and some LLCs in that area. I noticed several LLCs own some of the vacant buildings as well.

@Mary B. - Thank you, you're right. I'm going to hit the streets. And I really do want to reduce my risk, so the tips will help. WIll the agent be willing to answer questions about the seller? Or should I take down the addresses of the other properties and look them up to see who owns them?

@Ned Carey - Good idea, it seemed pretty quite today around 3pm but that could change during different times of the day. I'm going to ride through during the night as well. Thanks for the tip. I'm also going to investigate why they're vacant.

You give good advice. You also give me things to think about and consider. I think I should start with getting out the car and talking to the residents. I will also see if they are all owned by the same person. The area is South City Saint Louis.

Hello,

I went looking at a Multi-Unit today. Well, I drove around in the area. I haven't did the numbers yet or set an appointment to see it. Before I do all of that I'd like BP's advice.

This unit is on a street where several buildings are up for sale. Several of these are multi-units and they are in need of moderate to complete rehab. The building I looked at itself is vacant and it sits directly next to another Multi-Unit that is vacant. The surrounding areas (2/3 streets over) are mostly occupied. The area has a nice park next to it. It is close to the interstate and public transportation.

I checked the crime rate for the neighborhood and it is fairly low. From the view of the area I'd say it's a C neighborhood.

My question (hopefully I've given a enough back story) Is what are your thoughts on buying on a block where there are other vacant buildings? What things should I take into consideration such as property value, etc?

I should say this would be my first investment.

@Michael Damazo -- Hi welcome. I've been on BP for about two weeks now. I've found it useful. I'm new to investing as well and learning a lot from the articles, pod-cast and forums. Joe gave the link I was going to suggest. It's where I've started. It's a great list, I can't stop reading.

@Jennifer Chrispin -- I'm new as well. I also want to buy & hold. I've been on BP for about a week now and I've found it useful. It's true you really don't know what you don't know. I have read a few threads and forums. I've listen to a pod-cast & I've checked out several of the books on BP list to read. In that short time I've learned a lot to know I need to learn more before I make my first deal (6-12 months).

I've actually checked out two, I'm done with reading one & will check out two more this week. I'd encourage you to read the books on the list. I'd also encourage you to just poke around in the forums and learn from other's questions.

#1 thing I've learned so far is to know my investment area which I'm beginning to look into.
