Shiloh, I'm glad to hear your situation is starting to clear up and you will recover your losses soon. I'm sure you were under a lot of stress for many months, and a lot of weight is being lifted off of you now. I hear a lot from successful people that we learn the most from our mistakes, and while it may seem like a big mistake at the time, in your case the next good deal will break you even over the last 3 deals. Then you can use all this experience to find the right partners, strategies, properties, and so forth. Keep us posted on the situation and good luck!

I'm putting together a list of top providers of hard money and private money in Arizona (and California). I've gone through the hard money marketplace on BP and have a bunch of names, but before getting quotes from a bunch of groups, does anyone have any recommendations or experience with lenders in AZ or CA? Mainly looking for low rates and programs that are made for fix and flip investors. My group has 25+ flips under our belt, so we are a lower than average risk. We do not currently have a property that needs funding, I'm just getting ready for when we have the next one. Thanks in advance!

Is Property Radar strictly a monthly subscription? I know listsource is pay-per-name. I'm ready to pull the trigger on pr if they are just a flat subscription.

I have my California real estate license, but am not associated with a broker, mls, or realtor association at this time. I live in Ventura, California, but want to hook up with a broker in Palm Springs, California. I want to do this in order to work deals with my father who is a real estate investor and eager to start investing in Palm Springs. He lives in Arizona, but wants to give Palm Springs a try. 

Can anyone point me in the right direction to a broker that is investor-friendly and understanding to my situation? Thanks!
