Not quite sure on Chandler, but for a few of the surrounding cities I believe it is 2 people per bedroom. I’ve also heard of 4 max also. 

I don't have any sample forms, but I plan to implement the same business plan and was told to work with an attorney to draw up a lease. Just an idea.

@Nat C. I can refer you to a painter. Possibly a handyman too, but depends if he is booked at the moment or not. How many days/weeks do you expect the job to take? Do you have someone lined up to list the property? 

I think if you do your due diligence and the numbers are there for the long term investment plan you have then it’s a good way to go. It’s a nice way to get started in the Phoenix area where a sfr is not available for under 100k. It can be tougher in some areas to see as much appreciation in condos compared to sfr, but that doesn’t mean it’s a bad plan. 

Sounds good to me. I agree it's important for branding when networking and so forth.
