Thanks @Wayne Brooks thats what I figured. It almost discourages me from getting it.  But then again having my license will open more doors.  

(Located in Missouri) My question is, do realtors always have to disclose they are licensed even when they are buying for their own personal portfolio? I am planning on getting my license but am wondering if it could be a downfall to some awesome deals once they find out I am a realtor.  For instance, yesterday I got a lead on a vacant duplex and found out the owner was retired and didn't want anything to do with it.  He mentioned a price I know was well below it's value.  But then with suspicion in his voice he said "you aren't a broker are you?" as if he wouldn't have sold to me if I was.  Any input would be appreciated!

I am wondering the same thing. Wish some experienced investors would add to this! 

I am curious to know how many bank accounts some of you more experienced landlords have?  I know there are some beginners who will open up a new checking account for each property they buy.  But beings my goals are set a little higher than a handful of properties, this doesn't seem realistic. 

How is the best way to structure my business?  Should I just dump all rents into the same checking account that I pull out of for expenses such as rehab and maintenance to my properties?  I will be using a program called Buildium to manage my properties but before I can set it up I need to figure my structure out.  Any advice would be appreciated!

Hello everyone!  I am finishing up my 48 hour Missouri course online and have a quick question.  Before I take the national/state test to get my license, should I go ahead and do the 24 hour practice course first?  I feel like the more studying I do the better so Im not sure why everyone usually take the big test before the 24hour course.  Thoughts? Thanks!

Thanks for the info Nancy!  I am trying buildium's 15 day free trial.  Once that is over I will probably compare that to QuickBooks.

Hello all! 

I am in search of the best program/software to fit my needs.  I have a small portfolio of 3 units currently, but looking to grow to around 10 next year.  With 3 units, I haven't had too much accounting to do, but I am looking for a program to help me manage my units as I grow.  By reading reviews, I feel Quickbooks is too accounting oriented and not enough of the management side of things.  I want a program I can keep track of rents due, tenant information, leases and contracts, as well as expenses and rents coming in.  The most important part would be keeping track of my expenses and money coming in (repairs, utilities, rents, ect.) and being able to let my accountant log in and help me keep things organized.  

It would be nice to also have a program to help me with rehabs (estimating repairs, analyzing the deal, ect.)  I know I can't expect to find a program that will do everything but I want to get a better feel for whats out there.  

If you could just comment what you use and whether or not you like it that would be GREAT!
