Post: My 2015 goals are wrapping up! About to close on 3 more units!

Pretty excited to share that I will be hitting my goal for 2015 to acquire 5 more units!  This number will put me at 7 total.  I am picking up a duplex in a St. Louis for 40k and it needs roughly 16k in rehab.  I own a duplex identical to it right up the street and it just appraised last month for 104k.  So I'd say I found a pretty great deal!  

I also have an accepted offer on a single family house next to two others I own in Quincy Illinois.  Accepted offer was for 8k and it should appraise for 35-40k once finished.  I am hoping I can be all in this deal for 18k.  I really wanted this property because I own the two right next to it as well as it's less than 5 minutes away from my parents residence. Perfect for managing!  

One more thing...  I was just approached by a neighbor about purchasing her property down the street from my 2 single families.  I am going to walk through it tomorrow and ask about a possible owner finance.

I don't want be one of those guys who just expects all the answers to be given to him. But I really could use help with this one.  I asked the city inspector for a list of condemned properties in my area and have mailed and tried to contact as many owners as I can.  I had my eye on one specifically but could not for the life of me get in touch with the owner.  Finally I contacted them through Facebook today and they are extremely motivated to sell. 

Both parents are deceased and the property is sitting vacant with 2' grass (city keeps fining them $500 for cutting it).  I talked to the daughter and she said her other siblings want nothing to do with it and it's just costing them money. The problem is, she says its still in her parents name and they don't now what steps they need to take to even sell it.  And I am just as clueless as them.  

If the property is still in the parents names, who do they need to contact to be able to sell the property to me? Really appreciate the help!

I am in the process of buying a list from listsource for absentee-owned properties.  My question is, what percent of equity have you wholesalers found works the best?  I have heard I should set my dates that the mortgage was started from as far back as I can until about 10 years ago.  So at least I will know they have been paying on their mortgage for 10 years.  I would love whatever feedback I can get from you pros! Thanks in advance.

Wow @Account Closed I need to step my game up.  I definitely spend too much time sleeping.  Currently I sleep from about 11:30pm-5:45am.  I would love to get in the habit of waking up at 4:30 or earlier.  Waking up before everyone else has a lot of advantages!  Less distractions and easier to concentrate.  But like you said, as long as you can maintain a healthy lifestyle.

You know you're in love with real estate when you can't sleep at night because you're so excited to wake up and keep building your business!  I think my roommates are just about sick of my non-stop talk and desire to build an empire.  But hey, it takes crazy people to make it in this business.  Anyone else having this problem of not being able to sleep at night because you cant stop thinking REAL ESTATE?  Happy investing y'all and have a great labor day weekend!

Thanks @James Wise!  I absolutely love this business.  You know it bad when you cant sleep at night because you can't stop thinking about real estate!
