Even if you tile if there is too much moisture the tile thinset may not adhesive well to the concrete floor. Every time I'm doing floors for basements I do a moisture test to make sure there is not too much moisture in the concrete. Most of the time though tile is the best option. I have installed many types of flooring for basements but I would apply a water proofing membrane prior to installation of any floor.

thank you! Appreciate the feed back. I can still try to make this deal work. I am currently working on his other home and I know he has 2 mortgages to pay. His PITI he is paying for the home is $1,500/month. He told me he can't wait to get it sold so he can just pay the $800/month he is paying for the home he lives in. Thanks again

installation cost should Be the same. Because IKEA cabinets need assembling that is where the cost can be different. Most of my cabinet vendors deliver the cabinet box assembled in box. I've had 1 vendor who assembled it on job site. I was not aware they were going to assemble it on jobsite until they came with flat boxes. 

A contractor may not have any experience assembling IKEA cabinets but once they assemble 1 then it should not be a problem. IKEA does offer different hardware for wall mount but i usually dispose and install it the way I know how to.

I agree with J Scott. I remembered my cabinet vendor did some of my cabinet. Once it was $1200 (Manhattan and included delivery) and another time for $700 ( Atlanta including delivery). The only thing I they gave me those prices because I bought the cabinets from them.

typically I charge by the job. Sometimes even the prefabricated cabinets need adjustments. Installation is not like assembling cabinets. Sorry I couldn't give you a better clear answer.

unfortunately for you to be able to get an accurate estimate a contractor must see the job. Ballpark number can be few thousand dollars off whether it be lower or higher. 

I get a lot of phone calls asking general price for renovation but since all homes and projects are different and many variables an estimate is only a number not something to work with.

I could be wrong but I believe as long as you don't incorporate your company you would be considered a sole proprietor. 

Does this make sense?

how far from Duluth, ga? I've used a vendor he charged me $26/SF. I'll speak to them but not sure how far they drive to measure and install.

hi everyone. Since I am new to the investment world I just had a question if something like this would be considered an investment.

I recently renovated a home for a client that will list the home in the market in about a couple weeks. 

The home:

Originally he asked me if I knew someone who would buy his home for 240k. I installed new hardwood floors, new carpet, replaced 1 exterior door and painted the whole inside of the home. His rehab costed 14k. The kitchen and 3 bathrooms still need an update but he did not renovate them. He will now put the home in the market for 350k. His real estate agent (neighbor) came up with the market price. After doing some research I found his area homes ranged from 305k- 420k. 

If I would have purchased the home for the original 240k would this have made any sense as in an investment? Obviously there are many variables. To rehab the bathrooms and kitchen would have been another 15k since I would be doing all the work. 

Any feed back would be appreciated.
