Hi, Here in Phoenix, AZ ,the REIA ( AZREIA) is a FOR PROFIT company. They charge for membership & then they charge for sub group meetings ( Beginners,Ect). They are frequently trying to sell Programs / Courses & they receive a portion of proceeds. In Oregon (Portland), the local REIA (NWREIA), a membership was required but one did not have to pay for the subgroups. Please check the web site - National REIA for Local REIA;'s

Please be aware that some RE Guru's make Money in selling Courses & not from there success in Real estate.

Erick, This REIA is very different than 90% of the other REIA's. It's a FOR PROFIT REIA & thus, one is inundated with Course's to purchase. The majority of REIA forbid this as some Real Estate GURU's make the the majority of money from selling "Programs / Courses " than they did as a RE Investor.

Remember to pay for your education through - Books, Networking , Seminars, & Classes

Community Colleges & University - ASU has a Real Estate Degree program & one may audit the class. I took Intro to RE Investing ( at a community college in Oregon) too.

Real Estate Schools -Az School of Real Estate & Business- They  offer  many classes for the RE Investor. Also, I took the Pre Real Estate Sales Persons Licensing and 2- 3 Classes dealt with investing. I was very impressed by the amount of information provided. They offer classes for a reasonable cost .

EBAY - One can pick up a lot of Real estate GURU courses, books,CD & DVD's

Hi, Please  consider  - Meetup, Bigger Pockets Meetup , and finally, NREIA ( National Real Estate Association) too. Portland,OR has a Non -Profit REIA (NWREIA) while Phoenix,AZ (AZREIA) is a For Profit group. I prefer the Non-Profit organization. NREIA has a guide to start up a group.

Hi, I just attended a ARMLS Class & I explained I wanted to work Investors. He's employed by RE Max ( Me, Kelller- Williams Biltmore) & he signed up for this  per RE Max, CIAS Certification. 

I wanted to receive additional feedback on this educational Certification . Positive & Negative comments are appreciated. The attendee did state that he received a discount due to RE Max affiliation.

Hi, I believe one can not obtain a loan for  less than $75k but it may depend on the area.  I'd suggest you try creative financing - Owner Carry, ect.

1. Certified Letter to your Realtor & Managing / Designated Broker. If franchise, contact them.

2,  Certified Letter to  the Real Estate Commissioner outlining  your  complaint re. inability to obtain earnest money back.

Hi, I attended a Real estate Seminar in Scottsdale,AZ & the guest Title Office manager stated he was experienced in all areas incl - Subject to & WRAPs. Thus, An additional resource would be ones Title Agent.

Hi, Excellent questions! 

We (wife & self) purchased a SFH in Phx with our self directed IRA. We used IRA Advantage as the ,

A. " Facilitator" ( IRA Advantage in Portland,OR) which a helped us with -

EIN Number 

Operating Agreement ( Multistate ie. we may invest in any state & real estate endevaor's

( Notes, SFH,RE Options,ect )

Transfer of IRA Assets from Mutual Funds ,ect

B. IRA Custodian ( IRA Services in San Carlos, CA )

IRA Money Transferred to them. ( EX. $100,000)

 Exchanged Money for Shares ( Ex 1 Share = $1.00, thus 100,000 Shares)

C. Credit Union /  Bank Account

We opened a Account (Credit Union) for our Self Directed IRA.

Money was wired from Credit Union to Title Company.

Note ! I read that our IRA LLC could have , " jointly purchased with ones Non-IRA LLC.

I was under the assumption that was not permissible!   Please check with your Attorney & 

CPA  for Advice! 

One needs to perform Due Diligence on companies. We were in the process of transferring $$$$ to a company. The representative called us every week to solicit our business plus answered each email question immediately, but once I told him I was going to send the check , he did not respond to emails / phone calls. I then canceled the transfer! 

EDUCATION--- READ, SEMINARS, LOCAL REIA GROUPS, BIGGER POCKETS.

** I like - CASHFLOW DEPOT .COM   ( Peter FortunatoJimmie NapierGary JohnstonJack MillerJohn Schaub)   and  CCIM Classes ( One does not need to be a Realtor / Agent  to attend ). Also, one should know how to use a Financial Calculator- Bill Tan in LA,San Diego,CA teaches this but have never attended nor heard of satisfaction with course/instruction. Finall, We attended - AZ School of Real Estate & Business, excellent classes for  Learning!

I was talking with a woman who volunteered that during the Depression in 1929, her Great Grandfather had ~10 SFH that he rented. Regrettably, people could not afford the Rent.she said , and he Lost all of his SFH in the area. The Parable (s) to this story-

 Have Cash ,Gold Or Silver  to carry one through  a possible period of extended  decline.

Hi, I 'm a fan of Robert Kiyosaki incl Diane Kennedy CPA. On one of there audio tapes , she talked about catching  crabs in Oregon. She explained if one has only One Crab in a Bucket, it will get out , but if one puts two or more crabs in the bucket, the other crabs will prevent each other from getting out! 

Robert & Diane continued on how Human Nature is the same!   People are the same , whether - Jealous, Protective, Or ....

I try to Live my Life with Minimal Regret !
