Yes that problem exists in the area I live in. Nothern Virginia near DC is very expensive and hard to find deals to cash flow. I finally had to accept this and look at other markets. I invest out of state in a high cash flowing market. You may have to do the same if you are having trouble finding the right deal. Try stepping outside your comfort zone and look elsewhere maybe even in the U.S. somewhere. I stepped out of my comfort zone and it worked out for me.

I don't invest in your market but my plan for 2017 is to add 8 more rentals for long term hold / cash flow purposes. I invest in low income neighborhoods and one of my properties is section 8. Complete other end of spectrum. But they cash flow so well that I'm not worried if the market may be peaking or not. My plan is a 20 year hold on my investments so 2017 will be just another year for me.

There are many places that people are use to putting their own window units in. My rentals do not have A/C and they are rented. As already stated it really depends on location. If your renters are native to that area and have never had A/C they wont be expecting it and thus is an unnecessary expense for you.

@Judy Hao excellent. I grew up on Hoss Street. great memories. My parents are now living in Las Vegas Summerlin area so I travel out there. nice area. I also have contacts out there with KB Homes and I have a friend that knows REAs. The Henderson area seems to be on it's way again. Let me know if you want info on people you can talk to that may help you deceide where to invest. I can pass it along to you.

I vote yes but with the option to turn it off and no to email notification and yes to an alert when I log in just like messages and mentions.

What she said! A great Real Estate Agent can be the best asset you will ever find in this journey. I have a great one in my chosen market. It has made the process so much smoother. Webinars were so helpful to me. Every Wednesday night get on the webinars. They are free and even if it's a topic that you are not necessarily interested in it will still help you be successful. The more knowledge the better, right? Podcasts as well. One thing I did was search through the community section and looked up old discussion threads and just read them until my eyes were bloodshot. I gained an education just from the old posts. Welcome and good luck!

I invest in properties under 50k but that is because I am not afraid to go after the hard to manage deals and tenants. I'm not afraid of risk. There are many ways to get the funding for investment properties. I am not an expert but there are free webinars every Wednesday on this site hosted by Brandon Turner and he covers a lot of these topics. I'm sure others will chime in to give their expert advice, but I can say that the webinars and podcasts that this site puts together are very helpful. I went from not knowing where to start to making my first offer in about 2 months. Disclaimer to that is, I was able to put many many hours of studying and learning into that time frame because I am now doing this full time. Look up other threads in the community and read some of the stuff that is in there about how to get started. A lot of great information in there. Welcome to BP and good luck.

I'm investing in Ohio and I have read the landlord tenant statutes. I do not see anything in there that concerns me. I think that it is fairly balanced in that state.
