Your best line in that post is: "Be a Doer" I agree people are quick to judge and doubt what you plan to do. I have always believed in judging by actions. I like the advice. 

I think the numbers look good. 9k down 20% cash on cash, and it sounds like instant equity.....and only 3% interest on a 30 year?! If this deal landed in my lap this post would be about how I just got this awesome deal. Otherwise sharing how this was going to be my next success story. I think you can make this work and it should be profitable over the long run. Just my very humble opinion.

@Roberto Costa sounds good. As long as you are happy with the deal and learned from it then it's a positive experience and I love how you didn't skip a beat and said on to the next deal. Go get it!
