No problem. I believe the best teacher is experience. However, if I or anyone else can help a new investor, which I am one, not lose money unnecessarily that's one of the purposes of this site.

Former L.E. myself. Thanks for hanging in there until retirement. Most have no idea how difficult that is to do. Tons of information here that will help you. I love the webinars every Wednesday night with Brandon Turner. Podcasts are very helpful and once you are ready the deal calculators help put everything in perspective.

All of the above professionals have much more experience than I, but I will tell you that I was going to do turn-key and I did not like what I found. One example: this "turn-key" provider was listing homes in different markets that they did not even own yet. They advertised the house as being fully remodeled, had a renter in place, and a professional property manager in place and had a turn-key price listed. I did some research and by just finding the listings for the properties I started to call the listing agents. The houses were still for sale and they were listed $6,500 to $9,000 less than what they were listed on the "turn-key" site. Since then I have discovered that I can go out and network and find the right people to acquire the properties and get the deals done myself and get the renters in place. Closing on one property in a couple weeks and I am negotiating another. If you have the time network and get the deals done without using a turn-key provider. Disclaimer, I am not in any way bashing any and all turn-key providers I am just giving you an example of an experience I had. I am sure there are reputable turn-key providers out there that have great business models. I just chose not to go that route because of what I experienced.

I've always hated HOAs. I understand the premise behind them but pain when it comes to making a profit.
