To add on: there are also many national lenders right now with decent terms. But make sure you take a deep dive into their fees and prepayment penalties. Have a clear picture of your end game strategy for that particular asset going in.

Best of luck in your transition @Shannon Glanton. I have found the acquisition of properties to be the most difficult part. The refinance is typically a matter of finding the right bank for your given set of circumstances. I have spoken with several investors since that first post nearly 6 years ago that quit after talking to one or two banks. I bet I spoke with dozens before landing at the bank I used for years.
The point is, while it can be a stressful consideration when leaving a W2, much like health insurance options, there are solutions out there to the person that will turn over every stone, ie call every bank, until the answer is found.

Best of luck @Zach Woods! Key phrase, "I want to grow slowly." If you plan to grow fast even smaller banks don't like to hear that. They like conservative growth. But by all means, grow fast!
