I was a UPS Driver for 12 years and invested in real estate on the side.  My wife was and is a stay at home mother and professional financial coach.  For 4 years we ran a financial consulting company, also on the side, and it was successful enough I felt like I could leave my job with the addition of our real estate portfolio, which was quite small at the time.  So in November of 2016 I walked away from a secure job with great benefits and a solid income.  Shortly after leaving, as in less than 2 months later, the company we were under had a massive overhaul and our pay was cut by nearly 80%.  We also had 5 children at the time, now we have 6.

When that happened it was decision time for me as the provider of our home.  Do I find another job or go after it with what savings I had.  After MUCH prayer, conversations with my wife, and advice from men I respected the decision was made that I would finally treat my real estate like a business instead of a side hobby.  Over the next 15 months we added 17 units along with a few creative side hustles to earn more income.  Less than 3 years after making that decision at 42 years old my real estate portfolio now earns more than my UPS job ever did and I control my time and pay grade. In short, I was able to replace my income.  The feeling of achieving that dream is amazing and incredibly fulfilling.  There were many hard moments and times I genuinely was not sure we would make it or how bills were going to get paid.  But going through those times was worth every second with my children, my aging father, and my wife.

@Chris Iley the larger banks will sometimes offer better terms and interest rates than a smaller bank but these are unique times.  On the flip side, it is next to impossible to create a relationship with a larger bank because they change their policies and if you don't fit into that mold....they never knew you.  Whereas it is always a good time to build a relationship with a smaller portfolio lender.  They will work with you in tough times and you can appeal to them as human beings if necessary.

@Frank Raciti that is great advice from @Andrea Weule.  I also have a website and FB biz page and while I have gotten leads and purchased deals from those they really serve as a way for people to find I have an online presence and see that I'm "legit."  Far and away the best way to find deals is to tell everyone you meet what it is you do and network like crazy.  Eventually, you will build a pipeline of deals that you can cherry pick the ones you want.  That may be hard to believe starting out but trust me it will happen for you if you do the uncomfortable work that is networking.

But building your Facebook and website was not time or money wasted.  Now you are set up for people to search for you.

@Braeden Henry focus on learning as much as you possibly can about creative financing.    Youtube and BP are great but there is nothing like networking like crazy to learn from real life people that are doing it.  Read anything you can get your hands, be willing to invest in courses that you truly believe will add knowledge, and in some cases if you encounter someone you trust that offers coaching take them up on it.  

$20K is will be gone quick.  But if you can do a creative deal and bring little to no money to the table then you will be set up with cash in your pocket and your first deal in the books.  Good Luck.

@Brian Ross refinancing is really about finding the right bank.  I was able to build my portfolio significantly since this post 2 years ago through utilizing private lenders and doing creative deals.  Through that time I talked with dozens of banks until landing with a small local bank, as in 2 branches in the same city, who is thrilled to refinance out my private lenders.  The key is to find a small portfolio lender that works locally.  The bigger banks are not an option.  

@Chris Iley congrats on nailing down that HELOC. If I am unable to raise the private funds quick enough my go to is using my HELOC. @Brian Ross it is easy to get a line of credit on your personal residence if you have the equity even without a W2 income.

@Kevin Parrott yes they are the 3rd Wednesday of every month.  So the next one is Wednesday August 21st.
