Hi everyone,

I am currently doing due diligence on a MF property and have come across several leases that do not match the rent roll.  All of the leases that do not match are all on month to month at this point.  The seller is not providing me with any other information other than telling me they pay more than the lease states and its what's on the rent roll.  This is a smaller property so every dollar counts and 10 of the 42 do not match.  Does anyone have experience or advice for me on this?  Is this typical or should I being going back to the seller and asking for a retrade? (which is never my intent).  The difference in valuation is about 6% of the purchase price or $95k.

Hi everyone,

I have a couple of foreign investors who are interested in investing in some of our syndication offerings.  What are some things I need to know before dong this?  And how do I go about making sure the proper paperwork is filed for these individuals?

@Kevin OBrien I have been using HubSpot recently and so far I really like it.  Plus it's free!  I've only been using for about a week now but it seems to have all of the functionality that I need to this point and it's very user friendly.

@Yuriy Shepelin I do not have a suggestion on who to use but I do have feedback on a particular person you definitely should not use in this space.  I was ripped off last year, PM me if you are interested in learning more.

@Brian Adams thanks for the feedback.  Don't think its a deal killer but definitely wanted to get other peoples feedback.  It seems like a mixed bag, ultimately I need to confirm the income in some way just to know what I am going into.  The pro-forma is one thing but knowing where you are starting is important.
