@Ashley Kitchen . The saying is never buy in the hood and I believe that to be true. I made this mistake on a few single family homes a few years ago when I was investing in that asset class and they have turned out to be a huge hassle and burden. Often times these properties look great on paper but in the real world they just don't pan out. You are usually looking at a best case scenario with these deals on paper. @Samuel Smith You can and should always be building up and expanding your network. Maybe start a meetup or at the very least be attending them and meeting people. By getting out there and networking you may find more and even better opportunities than what you are looking at now. Like they say, your network is your net worth. Always expand your network and you should never be short on things to do.

Does anyone here have experience with hotel conversions to MF? If so, I would love to connect and better understand some of the challenges you've had and things to be aware of. Would also like to know your strategy on retaining the same number of units and dealing with the inconvenient unit mix of smaller studios & 1beds compared to converting units to larger 1beds and 2beds but losing your total unit count. Any help would be great, thanks!

@Ben Feder I definitely agree with everyone on getting past financials and using those but I would not just use 50% as a rule of thumb. There are so many other factors to consider (the market, size of the property, master or individually metered, etc), if you do use a 50% rule you may be hurting yourself when analyzing (good or bad). I rely heavily on people in the market you are investing in to help determine a lot of the market expenses, whether that is other investors who invest in the same types of assets or our property management company who manages these assets day in and day out. They can typically tell you what a certain property should be able to run at from an expense standpoint depending on all of the factors I mentioned previously. But the best way to understand it is to continue to underwrite and work with others that understand what you are trying to learn. Repetition, repetition, repetition and you will slowly improve in this area. Best of luck!

@Salome D. Although it is great to get referrals this is also something you should take upon yourself to get to know the sponsor and establish a relationship with them since this is your hard earned money you are looking invest with them. My suggestion is to continue being active on BP, get out to some networking events and seminars and also educate yourself through books and podcasts. You will see that this is a pretty tight knit community and you will soon find yourself surrounded by the right people if you put in the time and effort to connect with people. Good luck!
