For those who wait for the sky to fall, just means more for us. Deals have and will always be out there. Either Republican or Democrat in the House , it doesnt matter. If you're experienced investor, you learn to adapt to guidelines, rates, policies, market conditions, etc. Maybe a mutual fund or $ under mattress would be a better investment!

Thanks yall. I knew bout 90 day rule but wanted to see if you or anyone had any other experiences with it. Thanks Greg for heads up on value thing. Fortunately, sellers knew value before I did but just want out. Good practice to disclose and document that though as well as the principal.

So Dell, have you ever sold to new buyer thats using Fha or VA loans.

What does your side of closing statement look like showing payoff amount?

Stephen, the ones you have under contract, do u simultaneous close on them when you get buyers for them? How much disclosure to parties do you have?

Hey ya'll, Bell County includes Killeen, Belton, Harker Heights and Temple along with several other smaller cities. If you're interested in buying, now for the next 2-3 months is best time to get best values and there is less investor buyers. I am a investor minded broker and have been helping people for 30 years in the area. Let me know your goals, interest and return on investment so I can point you in right direction. Example: you can buy a home here for 40-80k and rent for 700-1100 a month.

Ive contracted to buy home for 137k. Seller wants out. Can re sell for 168k. No repairs needed. I have possession basically on contract to include "and or assigns" if needed to wholesale. Question is, can a realtor purchase low, resell higher, never taking title? Close on purchase at 11am then close to Purchaser at 1pm. Wondering if conflict of interest as a broker or not. Im in Texas. Curious.

I do not know anyone in my area who wholesales as a realtor so I'm asking the BP professionals. Please share any details you have. I am broker in Texas and have many deals I pick up to wholesale but feel its conflict of interest. So I pass or I list them. Currently I have seller who wants out, current on payments so I contracted to at least get possession to figure out. But now have buyers from the lil marketing testing the waters. Curious!

Plenty of inventory in Killeen area. Temple Belton not so much.  2 family rents are 950-1050 for 2 and 3br units. Killeen area, rents 20% less. Let me know if can send you inventory of both areas.
