i agree with everything that max i has said and i would also add that look on different websites for properties,call up agents for deals that meet your critieria in those states u would would into also dont just look online,before you move visit the place and spend a few days there and walk the streets,properties to get a good feel for things,dont buy sight unseen although some investors do have success doing so...with 17k yeah you are limited but you still could buy properties with that amount of cash you could actually buy a few properties in certain areas using some as downpayment and using owner financing...but that totally depends on your strategy.

I would also say to look into wholesaling to get more cash or however it is that you are coming up with your capital to keep doing just that.

Also look for lenders in those areas

not to highjack this thread or anything but 60 days to close an reo? its never taken that long...as far as the flash cash some will let you get away with it and some wont you just have to go through trial and error with that as well,and you could also use a buyers POF=proof of funds,some buyers though wont allow u to do this since some wholesalers have been going around and making offers.etc for their purposes only instead of the buyers.

Take Will's and Jscotts advice their veterans on here and wont lead u the wrong way..just as will stated he gets alot of his properties that way ,you would want to send him a request and soak up his knowledge.

Theres a way to get around it where you dont have to put up the funds yourself personally in which your buyers would be putting up the funds and thats after you have built up a reputation for bringing them deals but i suggest you knock out a couple of these reos first...you could also jv with another wholesaler and go split the costs which u would workout the wholesale fees or however you work that out with the other guy...the $1000 sometimes is 2k as well,just depends totally.

I would also suggest you read up on here a lil bit more on wholesaling reos cause it seems as though u are new to this although im not trying to bash you or anything ..the earnest money deposit is emd for short.
