so far i've gotten a few deals closed by bring buyers to other wholesalers deals,have gotten beat out of a deal by one wholesaler by giving him my buyer info and everything getting so excited about to close a deal and make some cash.....anyways i've come across quite a few houses in fairly decent neighborhoods but they do have houses they are vacant,i'm in the process of looking up who the homeowners are of several homes that i have found roughtly about 15 to 18 homes,i would like to know how much do i offer on a particular house...also would i just hand write a letter to these homeowners or simply leave a letter on the vacant house??

im really interested in this as well...i've been finding properties from realtybig and a few others very cheap...of course i would have to find out which areas not to get into and contact wholesalers and realtors as well but im sure you could probally gobble up a few and wholesale them out or rehab them if you like...what would your exit strategy be buddy chou?

Leah,

do you have any experience in apartments ,do you have cash reserves just in case problems arise?also you would need financing as well,and im sure as you know that its pretty hard to get new finacing loans especially dealing in commercial,i would say as far as contacting people ,call up some brokers tell them specifically what you are looking for,and look at quite a bit of them and analyze them dearly before you make a decision.

Also i dont think its necessarily good to get an apartment unit with all the units filled,apartments also tend to have tenants coming and going quite a bit,property management,you can look up that in the telephone book or online

and as far as listings you can look on loopnet,but i dont think they have ((deals )) there, u want to talk to a broker more than likely

I would say know each and everything that you can possibly know about apartments,know how to analyze deals,the areas to get in and not to get in,cause you can lose your shirt off your back literally,i would network and get contacts of apartment owners,lenders and whomever you can man,also apartments and sfh's are completely different,total different ball game,also learning two totally different strategies is the same as saying you dont know nothign at all,i would suggest you learn one and stick wtih it until you perfect it...and no i haven completed any deals like this but im telling u what a guy wtih mulit millions has told me
