Commercial deals the checks are larger but the deals take longer to close and put together whether a buyer or a broker earning a commission.If you have reserves to live off of while learning the trade that would be best.

You could handle some commercial leases for monthly cash flow while getting experience to start doing commercial transactions.

Joel this has been something id been considering as well ,since i want to get into strictly commercial,what type of brokerageu recommend? Maybe keller williams?

David how u even find out about california owners losing properties thee? Also Beal,bank is owned by billionaire Andy Beal,whose conpany has been on a tear buting up toxic loans for dirt cheap. The 21 unit you bought off loopnet has it gone well for u?

U can use loopnet to get the agents contact info,also use cl,get in touch with investment brokers in your area theyll lead u the way,landlords as well

Dominic I would try to 20k mailers after u have done direct mail for a while and got a system in place that u will follow for deals,cause sending 20k mailers out a first time and then not following up its a waste of ?ney....however I do know a guy name Alex.Joungblood that send out that many msilers out and ended.up with over 9 deals before,but again hes sn ecperienced wholesaler snd also have more thsn one va and have systems in place.
