Hi Matthew, 

Nice to see someone from Hollis in the forum.  I just moved to Hollis from Nashua not too long ago.  I am looking to connect with investors in the area.  I haven't made it to any of the meetups yet.  Hoping to do so when my schedule aligns.

I agree with the comments already mentioned.

The floors were the first thing that really stood out to me.   I think staging  with some large area rugs to cover them up will really help take the focus off of them.  

Hope your open house got some interest.  Good Luck and keep us posted on how it goes.

I think that's par for the course in most areas (good deals go quick). If you haven't already, check out the HUD homes. They can have some good deals and will offer them to owner occupants first. So if you're willing to live there while doing the rehab, that might be one option.

Also try networking at some REIA's. You might find some deals from wholesalers there.

Here's some interesting real estate data for the state of New Hampshire. It lists statewide sales, average sales price, average days on markets and other statistics. Also shows trends overs the last 10 years.

When you're looking at a property, ask yourself "Could I see myself living here?" The reasons you come up with, for either yes or no, will most likely be the same reasons as a lot of other people. So I would start there. Most things can be changed or updated in the house such as paint, flooring, kitchens, bathrooms, etc. I would weigh more heavily on the things you can't change, like location, appearance of the neighbor neighborhood, etc.
