@Tony Rosa I followed the advice from one of the forums to read The Complete Guide To Buying and Selling Apartment Buildings by Steve Burgess. 

I just finished it and have found it extremely helpful. I bought a used copy off ebay, and noticed that the previous owner highlighted extensively throughout the book, but it appeared that he skipped the Case Study chapters in the middle of the book. IMO, these are the most important chapters. 

The author walks you through his financial analysis of a few deals in pretty close detail. It took me a couple of days to get through it, and to work the numbers for myself. After that I practiced on a few actual listings from redfin.

I feel like I've learned a lot just from those few pages, and I encourage you to take a look. I'm also a newbie, but I think having the quantitative tools to analyze deals is SUPER important, and at this point, probably more important than what any RE guru can espouse.

@Jason Pachomski One really unique thing about L.A. is rent control. If you can figure out how to get high paying tenants in, the property will be worth much more.

@Francis A. @Matt R. I've just begun to look into Inglewood. Can you offer any advice on what are seen as nice and not nice? I'm assuming anything beneath the flight path isn't very nice?

@Paul Ewing @Bill Gulley Agreed. I should  let them use their own equipment if possible, which would be great, since I wouldn't really be responsible for repairing their stuff. And you guys guessed right. I don't have space to store this stuff. I guess I'll either find a way to store it or sell on craigslist. 

I'm a new small-time landlord in L.A. One of my tenants wants to swap out the fridge and stove that came with the unit for his own. 

If he swaps them out, what the heck am I supposed to do with my own equipment? I'd rather not have my equipment swapped out. Can I just say, no? What's the best way to handle this?

Ask an agent to set up a "portal" for you off MLS. You can then get a daily report that fits the criteria of your choosing. I have found the alerts to be slightly faster than redfin, and redfin is already pretty fast for Los Angeles at least, and faster than both zillow and trulia.

For me, if I had a smoke free policy, including for the outside, I would ban vaping. It would help keep my other tenants who hate smoking happy, and help to differentiate my property from others in the neighborhood. But I'm speaking as a Californian, and live in a state where very few people smoke these days.
