@Joshua McGinnis A bit early to say congrats, but you seem all well on your way. Good job! You must have hella thick skin to be making $5k offers!

@Jon S. Welcome to BP! Hit me up if you need info on Northeast Los Angeles, especially Silver Lake, Echo Park, Mt. Washington, Highland Park, Eagle Rock etc. There are still plenty of B- or C buildings in these neighborhoods, which are improving rapidly.

10% off Home Depot and Lowe's coupons from ebay. Both stores also accept competitor coupons but your mileage may vary depending on the mood of the sales associate or manager.

I update my update my fb status with my real estate progress all the time, but 10 seconds later, I end up deleting the status because I think it comes off as being douchey.

What do you guys do? First rule of Fight Club, you don't talk about Fight Club?

@Lee S. It is a great idea. I was at the BP Westside meetup yesterday, and one of the presenters talked about how he'd acquire boots on the ground during the searching process. He mentioned that BP was great for it.

If you don't carry a balance,it's like getting free money plus you get extra warrantees.

I use the citi double cash Mastercard. 2% cash back on everything, no annual fee. The chase ultimate rewards credit card is also good for 3% back on on-line home Depot and Lowe's purchases, including appliances and flooring, made through the chase credit card portal. It adds up!

@Tyler Flagg MBA is a fantastic degree. I think you've made a wise decision. I haven't regretted it all, and like RE, opens up a lot of doors.
