I had read on BiggerParkets and now getting a list from my agent an expired list. I would like to know what you guys think about the yellow letter I'm plan to create. Please critique

Dear Owner Name (Tax Record)

My name is Leeta and I buy real estate in Burnsville, MN. I recently noticed that your property listed at (Property Address) had expired. I am looking to buy more real estate in Burnsville.

I know that not selling your real estate can be frustrating. You now have three choices:

CHOICE A- Sell Your Property. If you are still interested in selling your property then call me at xxx-xxx-xxxx or email me at [REMOVED] to discuss what I can offer for the property located at Property Address

CHOICE B- Call our 24 hour recording at xxx-xxx-xxxx to learn more what we do and how we could help you.

CHOICE C- Not Sell Your Property. If you are no longer interested in selling your property, please feel free to throw this letter in the trash.

@Colleen F. is your t-mobile as pay as you go plan or the monthly payment plan because mine was a pay by the day plan and also is a Android.

@Kathy Armstrong you might be right about having two different account with two different number. Does both of those two google account go to one cell phone?

@Carlos Flores this is what they say about google voice + sprint "Option 1: Replace your Google Voice number with your Sprint number

Calls made from Google Voice and Gmail will display your Sprint number. "Your Google Voice number will remain on your account for 90 days.When changing your Google Voice number, the previous number remains on your account for 90 days. You can keep your original number permanently for a one time $20 fee.

Enable with my Sprint Number Option 2: Replace your Sprint number with your Google Voice number

Calls made from your Sprint handset will display your Google Voice number.

  • Both options will replace your Sprint voicemail with Google voicemail. Any voicemail messages currently on your Sprint phone will be deleted."

So that would mean that I can't keep my sprint number if I choose option 2 and if I choose option 1 than I would loss the google voice number and if want to keep it would have to pay an extra fee?

I try to set up my sprint cell with google voice but you had to choose which number to be the main one. I also tried to set up T-Moble prepaid plan but that didn't work.

So what cell phone plan is good to set up with google voice and you would be able to have two google voice number on one plan. does the second number not include the cell provider number (making it three number) or is included (making two number).

I have a couple of activity going on with being new with real estate investing.

I want to create a buyer list becuase I'm getting into wholesale in MN.

Provide home staging and would consider doing wholesale price for people that already use my service more than once.

I'm also a marketing person for a local real estate investor that want to create a meet up group that relate to her book "Real Estate Investing Works"

how would i use these information to create a craigslist that would hit these key point or should i create three different kind?

any help is welcome and thanks.

I'm helping out another investor that want to hire a virtual assistant:

What should I put for job descriptions?

What question should they ask at the interview? Is there a script

What kind of test should put them through? What are the steps?

Is there any email templates they need to use?

How to create a list of tasks or step-by-step of tasks?

Anything else would be helpful.

I'm starting working on the content for my website and was wondering what you guys thought about it. Should I leave it all in one page or break it up into different page like about me, rent-to-own, etc.

I'm not a broker or agent. just starting as a real estate investor and want to start as a wholesale. I'm not for sure as the deal of the apartment they want to sell beause it was left on the answer machine at a leasing office i work.

Is more like i would be cold calling the investor that is selling the property because I have a friend that want to buy more rental property. What should I say and how to go to the investor if i had more lead. should i ask for split of the profit, referral fee because I found him a buyer or don't ask for anything.

i have a friend that want to buy bigger apartment complex and got a call when i was at work that an investor (work with lot of other investir) is working with a rental company to sell most of their aprtment complex. i'm a newbie and don't know how to go about this. should i ask for a split if the deal went well or should i just ask for the referral fee. what should i say? any advice would help thanks.

@Brian K. my family own a 4-plex and a small commercial building. I'm looking to get into wholesaling and move up to renting signal family home in the twin cities.

I've found some wonderful information and been applying it to my real estate investment business.

@Will F. have you thought about using your card with a platform that give you money back like ebates which you place an order than they would give you confirmation to pick up your items. Sometime is between 3% up to 6% cash back ever 3 months. That might be something you should look into.
