It's good to find this post. From what I've read so far you can do a partial exchange into the portion of the property that is for investment. What if you exchange from a full NOO investment property into a 4 bed SFR where you live in one room and rent the other 3. The home would be purchased through FHA financing. Would this be possible?

@Chuck L. Sounds like a good deal to me. Why is he/she selling? With seller financing, there is more motivation there. Find out why. I would double check the area the properties are located. Is it an area with high crime? I would then check if the tenants have made payments on time. Is it being professionally managed? Sometimes the owner who is self-managing can paint a pretty picture but the reality is otherwise (ie. high maintenance bills, late or partial payments, etc). Finally, I would perform an inspection to make sure there is no deferred maintenance. If you are local, it also gives you a chance to touch base with tenants and can sort of get a gauge in terms of how happy they are or if they will be difficult to work with. Ask them how happy they are with their place. You'd be surprised how much information they will volunteer to you if you ask them.
