To build off what @Jonathan Greene said... With STRs you also have to be weary of the towns' laws. They are becoming more savvy, and are starting to implement more restrictive laws with how long your stays can be or can't be. STRs do best on the Jersey Shore. The closer you are to the water the more premium rents you can charge. Make sure you know what the towns laws are or you can be looking at fines if they catch you, and they do.
