@Douglas Spence Well you plan to invest in the best city of them all. No doubt. I would recommend researching more the Air b&b and STR in San Diego..starting mid 2019 things are changing around here

@Chris Chantavong As noted above , for sale by owner is one way to go. If you want to get maximum exposure without paying much % fees to agents you ahould consider a "flat fee MLS listing" service

@Jason C. What market you currently invest in? Houses in Upstate New York - 10/11% cap rate Doubles in the same area - 14/15% cap Cleveland heights , south Euclid - around 10% Detroit - 10% Condo apartments in Florida - 7/8% cap rate Hope I could help:-)

@Jeff S. Will try to help out: 1. It's all about the price, selling as a package will definitely resault in lower sale price 2. How ever - having a single transaction will save you allot of closing costs associated 3. I would create an .xl file to calculate those sencarios and then I will be able to see the whole picture 4. There are marketing firms that specialize in "marketing only" for investment properties Hope it helps

@David Kuhlke As a seasoned- out of state / country landlord, my best advice is to do it your self... plain simple In my eyes - every investor should ask themselves a simple question when they invest in Real Estate RE is not for everyone If you don't have some time to invest in you're investment- I recommend to NOT invest Do things on your self - will cost you , you will make many mistakes But at the end f the day - you will learn , you will actually KNOW what you are doing This is pricelsss
