Thx all, grate info. That's exactly what I thought

I bought a property/deed from the seller whose house was foreclosed on and I intend to redeem the property from the sheriff before redemption rights expire. Now i'm trying to negotiate with Ditech to pay them less for the redemption certificate that they bought at sheriff's sale.

Has anybody tried doing it before?

Here are the numbers:

To redeem a property (me as a buyer) from the sheriff I need to pay 150k

The property is in bad shape and only will sell for 100k.

I want to pay to the sheriff only 80k to redeem it, but need to get an approval from Ditech. Has anybody tried doing it that before?

Hi BPs, who would you recommend to do title searches. Our business is expending and we are doing 500 title searches per month, our title Co can't keep up with our requests.

Maybe there is a good website where we can enter the data and do searches ourselves?

Bottom color will be brown, please vote which color of the siding you would like to see on this house for the upper portion. From left to right. Thank you for your ideas!

The switches that you are referring to are difficult to turn on for little kids and older people who have arthritis, but thanks for the comment.

Wanted to share with everyone the home that my Co has built that beats the code in energy efficiency by 62%.

It's 13,000 sq ft (not including 4 car garage).

The average winter temp inside of the home is 75 degrees from 6 am till 11p and 72 degrees at night.

In the summer interior temp is 74 degrees with humidity of 30%.

Average monthly heating, cooling and electric bill is under $200

Not paying for demo after a house has burnt? Did everything burn including block foundation, concrete slab or asphalt driveway ? :)

When fire fighters burn houses, they wait for 10-15 minutes after it starts burning and then put the fire down. Actually it costs MORE to remove burnt material from the job site than to take the house down (at least in MN) Dumpster companies charge me $580 for 40 yard dumpster for demolition materials while (burnt wood is considered as ''trash'') and gets charged at the highest rate of $2500 for 40 yard dumpster.

If you have never built houses, sell the lot to a builder. Builders (if they lucky make 15% margin on their homes, but they get cheaper subs, cheaper materials, etc) You will get only the ''experience'' of building a house and it will cost you more to build that it would cost to a builder that has done it many times. I've been building houses all my life and hope that you would listen to my advice.

But always do what you think is best for you and don't listen to anybody :)
