Here is the update on this house.

As of 12/6/15 foundation is in, framing will be finished on 12/20/15

Will shoot another video to show some cool things that will make this home beat the code in energy efficiency by 30% or more.

Here is the question for all that is reading it. How much more would you pay for a house like this that will be 30% less expensive to operate?

Thanks for the video. Contact the Economic development for your town and ask them along with the Chamber of Commerce. Both would know what new businesses are coming or thinking of coming into town. 

As far as the roof, either you fix it or the buyer is going to get a reduction your choose. No way around that. I would choose to fix it myself to save money.

Thx Ryan for the input. A smaller building next to me (my neighbor on the East side right next to me), 30% less in sq footage sold for 350k a year ago. The roof is OK, it doesn't leak, maybe has another 5 years or more. Possibly I will replace it in the spring.

Hi everyone. I own a building at 809 Main St, Hopkins MN (right in down town Hopkins, 18 minutes away from Down Town Minneapolis), had a tenant that moved out several weeks ago. While a tenant was there, I had a buyer who we signed the PA with subject to inspection, he did the inspection and requested 40k price reduction saying that the roof was bad. The roof is old but doesn't leak.

I offered to him to replace the roof and got an estimate for 8k. He refused and insisted on price reduction. I wished him luck to find another building and we cancelled the PA, because I felt that he got me by the b...s

Any ideas how I can sell or rent out this building will be very helpful, the video that I shot today is below

Thank you Margaret, we have 40+ tenants and sending an email with the invoice to each tenant month after month will take a lot of time. I'm looking for something that could be set up as Bill Pay on autopilot, so the funds could be withdrawn from tenants accounts automatically.

Thank you Jeremy, we use QB. I was looking for the best way to collect payments from tenants on autopilot (instead of depositing checks)

Hi, does anybody know what can be done to accept payments from 40 tenants electronically and automatically?

I have a lot of tenants and changing a property manager. My accountant deposits checks in the bank, but this is such a waste of time. What would be the better way?

I have several people that my Co pays through billpay every month. Wondering if I receive payments from tenants via billpay, how would I know which payment is from whom because we have a lot of payments from tenants that are the same $ amount.

I'm sure there is a better way doing that than making deposits at the bank or with smart phone
