@Assi S. - Finding deals is the hard part, so I like to cast a wide net. I look everywhere in the tri county area, so I'm not sure what specific areas I would recommend. I've done deals all over.

Welcome @Assi S.! I did the same as you over 3 years ago, except where I was living was not a good place to start my real estate journey, so I also had the added challenge of moving to a new place where I knew no one to start in an industry I really knew almost nothing about. 

You've got a decent amount of cash saved up...Enough to do a few small fix and flips if you use hard money to finance the bulk of them. Or you can use hard money to finance the purchase and repair of a rental property, then refi like @Kevin Siedlecki suggested...What kinds of deals you do and how you do them really depends on what your biggest needs are though...Do you need steady income ASAP, or can you live off savings, as an example...

The tough part is going to be finding deals...Doing deals is hard too, but it comes with practice once you know how to find them.

@Jesse Murphy what do you mean when you say "owner flipped homes"? 

Getting a loan with a private lender typically requires a real estate closing, so there will be some costs to close + whatever fees the lender may charge...Every lender is different.
