FYI, to properly tag people in your post, once you type '@' and then start typing their name, a list will appear with names starting with those letters...You have to use your mouse to click the correct name in order to tag them so they get notified that you are talking directly to them. @Mike Buckley - Best way to connect with local wholesalers is to network (ie BiggerPockets, REIA meetings, other meetups, etc). You can also call the many bandit signs you come across. As for how it works, read the contract very carefully, do all your own due diligence before signing a contract and putting down a deposit, and no conventional financing or inspection periods will typically be allowed.

@Mike Buckley you may also want to link up with some wholesalers as your realtor may not have access to all the off market deals that are available. Very hard to find good deals on the MLS currently...
