@Eric Benz What type of asset are you looking into. Yes, the 2 year rule will apply to your home. I would recommend keeping it as a rental, if the numbers work.

@Justin Greene stay above a 5 on areas with schools rated on https://www.greatschools.org/

North of the river is great, some parts of independence, Lees Summit, Blue Springs and then if you’re a little more adventurous and want to get some appreciation-certain parts of the urban core. DM me and I can get you introduced to some great resources here.

@Tracy Liggett you are the sum of the 5 people you spend the most time with. I would highly recommend getting your wife on the same page with you. When the going gets tough, she needs to believe in you and lift you up. At the same time, if that motivates you-great. I just know having my wife’s 100% support has been the single most important factor in my real estate journey. Keep after it and hustle!

@Jason C. What it sounds like you're looking for is to be a limited partner in a syndication. Any others in this post - correct me if I am wrong? If I were you guys, I would create  SPV and find a great sponsor to do deals with. Depending on the capital you have available, I could make some recommendations. @Michael Blank is active in the multifamily space and is where I cut my teeth on multifamily. Do you have certain markets you're interested in? Each project will have different focuses, usually they have into 2 buckets: wealth preservation or wealth creation.
