@Josh Gold @Kurt Pauley KC is a great market for cash flow and not a “depressed” area by any means. Good locations still pulling 8-9 CAPs with solid population growth and other leading indicators. If you’re interested in KC plz feel free to DM me. Work exclusively with out of state investors-i agree, having boots on the ground is very important!

@David S. Lenexa is in Kansas. Downtown KC is in Missouri. Independence in Missouri. Vastly different feels, and end users. Lenexa has great schools and the development around the city center is incredible. Kiewit is moving a large portion of their employees there. We build SFR in Lenexa. I like certain parts of eastern Jackson county-lees summit, blue springs etc. Two totally different locations.

@Paul Rumolo we specialize in buildings 10-50 units and understand that these do not come “online” often. You need to have an “in” for these properties. I am sure @Jake S. would agree this is similar on the larger assets as well.

@David S. I think you need to start with the end in mind. Not sure what your investment goals are and if they align with the business plan. I second @Hadar Orkibi in saying the GPs are more important than the location. Happy to chat with you as I am local and a sponsor here as well.

@Hadar Orkibi Thanks for the shout out. Here's what I am seeing: non clear expectations being set on the first conversations. In KC right now, it's a fantastic rental market and vacancies are low. Prices are expanding - with that being said, many older generational folks are looking to sell their holdings. So in many instances we are unable to "cash-flow" properties from day 1 unless we are going to do an overhaul of them and raise rents. Currently, I am helping 4 clients do this. Appraisals are all "as-completed" and they are longer term transitions. Hope that helps.
