@Travis Limbocker I agree with @Michelle Lutz - make sure that rehab # is tight and buttoned up. I have many appraisals from recent projects we've completed in the MF space recently in Jackson County. I would be happy to share those with you.

Also, the expenses will be crucial to verify. As for your CAP, I think 8% is conservative. Depending on the location and class, obviously. If it still pencils at a 9 - you might have something.
