Thanks for the mention @Alex Olson - I am seeing a lot of value in what I will call "e-commerce resistant" retail properties. Matter of fact, @tom wilson just syndicated a large NNN Lukas Liquor bldg in KC and he doesn't even live here. The multifamily craze is annoying to me, and I am excited to partner with buyers who understand NNN.

@Andrew Hogan cost segs are great, but not exactly the same benefits UNLESS the investor is classified as a real estate professional by the IRS. Again, check with your CPA and I just had the best of the best experts on a linkedin post talking about this...

@Malcolm Pollack I have been on a few podcasts recently on how to invest out of state successfully and build a team. I would be happy to send you the links and see if it might be helpful. I would say, we are seeing great yield on NNN properties in the midwest that are 7.5+ CAP rates.

@Michael Wehrli I would think about what cap rates you're looking to target. Midwest has some of the higher CAPS right now. Kansas city, STL, Indianapolis..
