Thanks for the speedy response, looks like I'll be picking up one this weekend.

Anyone have any input on Menards Mastercraft steel exterior doors? Looking to replace an old basement door and see they currently have them on sale for $88.11 after 11% rebate. Being it's for a basement door I don't need anything fancy but it needs to hold up to possible rental abuse.

I'm always down to meet up. I work mon-thrus so I'd be available fri, sat, or sun for a meet up.

Speaking of contractors anyone have any leads on a quality drywall guy?

I second this; I've seen too many people think they could play electrician, skimp out on materials and cause serious damage.

I'm an industrial electrical and I'd suggest that everyone go out and buy a quality voltage tester, even if you have no intentions of working on electricity yourself it's a quick and easy way to test if voltage is present. I use this guy everyday: http://www.homedepot.com/p/Milwaukee-Non-Contact-V...

Safety tip: It's not the voltage that kills, it's the amperage! It only takes around 1/10th of an amp to kill a human. Most home circuits are rated to trip at 15amps....

What are your plans. I ask that because there are certain things that need to happen in a sequence. May be just small cosmetics. Might be a compleat gut job. I usually do a complete gut job and redo everything because im investing in the long term. I plan to hand down these homes to my children. But just a kinda rule of thumb. I have followed that works well
#1&2 almost have to be thought of as the same priority because its gravity dependent#2. And #1 airflow. You can reroute it to a certain degree but you are limited.

1. Hvac
2. Plumbing (drainage)

3. Plumbing (supply)
4. Electrical

Lots of different styles of rehabbing. Just wondering what you have in mind ?

Furthermore, while your at it you should add/replace all the shut valves under all water sources with newer 1/4 turn shut off valves. This will save you time and money down the road should an issue arise.

Btw, my realtor and I were surprised for a home with no gutters and a limestone foundation the basement looked quite dry.
