 I have done really well with Tax Liens that I bought over 10 years ago for $2500 each. I wish I could go back in time and start this earlier and have bought more of these for ridiculous low prices. I just rehabbed one I paid $6500 for that I have under contact for $323,000.00. Talk about a return on investment!

Yup. No issues as long as it’s your “permanent residence”

If you get your mail there you’re golden. IF your city allows short term rental.

Totally doable. I’ve got one they I’m not sure if I’d call luxury but it meets most of your criteria. 2 blocks from beach. Brand new custom kitchen. 15 years old. New floors. New master bath. We rehabbed it. Rents for 500-700 per night. And yes I financed it with 10% down.

Here’s my take on it.

Nothing has changed. It’s always been like this. Yes maybe purchase prices are up -but they’re up everywhere and with all the inflation we’re about to experience -they will jump again.

No one lives here. The thousands of people you see in this area are outsiders. Brining in money from other parts of the world. In that respect, and many others, this is a very weird part of the planet. 

Can you make money here and does the system work? YES. Is short term rental for everyone? Absolutely not.

Asking “why is this person selling” is not going to get you anywhere. Death, moving, divorce, moving money to another project, sick of property managers (that’s a big one here). It’s more important to ask yourself why do you care why they’re selling? Because you shouldn’t.

I would say this has nothing to do with your contractor. STR permits are not his job.

What is going on with the rest of the house? Is it also rented? In my experience if you play around with the STR rules in Nashville you will get burned. Especially if the property is zoned residential -which it sounds like it is.

You’re hoping for @Luka Milicevic and @Avery Carl to chime in. They are the experts in this field.

Oh boy here we go again 😂

I don’t mind VRBO although bookings have steadily gone down over the 6 or so years I’ve been in the biz. 

The slashes are VRBO. As you can see it’s minimal. 

Many others here are the opposite.
